Sales have opened for The Ritz-Carlton Residences, Dubai, Business Bay property.
The 18-storey structure will consist of a collection of 73 furnished apartments and penthouses.
The accommodation options range from one- to three-bedroom residences, penthouses and a four-bedroom duplex ‘villa’ too.
Residents are expected to be handed possession of their properties by the second quarter of 2025.
Kappa Acca Real Estate, a subsidiary of the Khamas Group, recently signed an agreement with Marriott International to introduce the new branded residences.
Located in the Dubai Water Canal district, The Residences are located close to Downtown Dubai, Dubai International Financial Centre, and Dubai International airport (DXB).
The Residences feature a gym, spa, residents-only theatre and café, and round-the-clock concierge service.
Additionally, services such as airline/private air reservations and transportation arrangements, restaurant reservations across the UAE, pet care and grooming services, butler services, personal chef services, grocery shopping, and vacant home care will also be offered to residents. The Ritz-Carlton will oversee a dedicated residential staff too.

There are an increasing number of hospitality groups partnering on branded residences projects in the UAE. In Dubai, Ennismore recently signed its first standalone branded residences project. It has reached an agreement with Dubai-headquartered real estate developer Roya Lifestyle Development to build the SLS Residences The Palm Dubai property. Set to open in 2026, SLS Residences The Palm Dubai will be housed in a newly built, low-rise development, offering approximately 113 luxurious branded residences comprising two-, three-, and four-bedroom apartments.
In Abu Dhabi, InterContinental Residences Abu Dhabi has commenced operations in the Al Bateen district, close to the emirate’s central business and leisure facilities. The fully-furnished residences feature 130 units comprising studios, one-, two-, and three-bedroom apartments.
